Reservation
Application for reservation of apartment in TIMES MAPLE
shall be made on the prescribe application form duly signed by the
applicant with earnest money. Allotment will be made on first come
first serve basis.
Allotment
After receipt of the application & booking money TIMES DEVELOPERS
LTD. will issue an allotment latter & payment schedule. The
applicant/allotter shall then start making payment as per the
payment schedule.
Payments
All payments of booking money, installments, additional works &
others charges shall be made by cross cheque, Bank draft pay order
in favor of TIMES DEVELOPERS LTD. Against which proper
receipts will be issued.
Foreigners & Bangladeshi residing abroad may make payment in foreign
exchange by TT or DD as per exchange rate issued by Bangladesh bank
as on the date of application and subsequently on the date of
installment payment.
Schedule of Payment
A Deed of Agreement will be executed between the purchaser and the
developer under some terms & conditions and payment schedule
after receiving the Down payment. The purchaser must strictly follow
the payment schedule to ensure the timely completion of the project.
Any delay in payment up to 2 installments will make the buyer liable
to pay 5% interest per month on the payable amount. If the payment
is delayed up to 3 installments, company will have the right to
cancel the allotment and the money will be refunded after adequate
money is received against that apartment and by deducting 5% Taka.
Loan
Should the allotter desire housing loan, the company will do all
that is possible to help secure the loan.
Incidental Cost
Connection fees, security deposit & incidental expenses/charges
relating to gas, water, sewerage, power and connection are not
included in the price of the apartment. The buyer shall reimburse
all the expenses incurred by the company on these accounts to the
company proportionate to their share.
Registration Cost
The purchaser will bear all costs regarding to cost of Stamps,
Registration Fees and VAT/TAX and related Legal Fees. The company
will make necessary arrangements for such formalities.
Possession Handover
The possession of the Apartment and the parking space will be handed
over after completing the project and on receipts of full payment of
cost of the apartment and other charges.
Allotment Transfer
Until full payment of all installment & other charges, the buyer
shall not have right to transfer the allotment to a third party.
Owners cooperative society
Every client must be a member of Owner cooperative society. The
cooperative society will be formed by the owners of the apartment
for the management of common service as well as maintenance.
Rights of the Company
The company reserves the right to accept or reject any application
for the allotment. the company has the right to do minor changes in
design. But if any major change is required then the company must
consult with the purchasers before changes.
