TIMES MAPLE is a six-storied and south facing Apartment Project at PALLABI Residential Area. It is a corner plot. It is located in a very calm, quiet and secured place and free from traffic congestion. This can be great habitable location for peace-loving people.

DRAWING & DESIGN:
The drawing and design of TIMES MAPLE is prepared by experience and well reputed professionals with the use of latest software and technologies. Architectural design, structural design, electrical drawing, sanitary drawing etc. is prepared, revised and will be supervised by a team of reputed and professional Architects, Engineers, and Designers. Structural design is prepared on the basis of American Concrete Institution (ACI) code and the project should be constructed on the basis of Bangladesh National Building Code (BNBC). Protection from Cyclone of up to 200 km ph and earthquakes of 7.0 on Richter scale are incorporated in the design.

PROJECT FINANCING:
The finance for construction of the project will be from Developer's arranged own sources.

COMPLETION TIME:

TIMES MAPLE must be completed in due time but extendible if it becomes necessary on account of Act of God, Natural Calamity, Strikes, Civil Commotion or any other reason beyond the control of the company. The project will be handed over on or before December 2009.

FLOOR, VERANDAH & CORRIDORS:

• Floors and Verandah with homogeneous 12”X12” tiles (FU-WANG/Equivalent).
• All corridor floors with 12”X12” tiles (FU-WANG/Equivalent).

• Decorative Main Entrance door (Chittagong teak or imported) with:
(a) Door chain
(b) Check viewer
(c) Calling bell switch of good quality
(d) Apartment number in Brass/crafted
(e) Calling bell
• Internal doors of strong and durable veneer flush door shutters with French polish.
• All internal doorframes are made of sillkorai / chapalish or equivalent.
• All bathroom doors with solid plastic.

WINDOWS
• Sliding windows as per architectural design of the building.
• 5 mm thickness glass.
• Rainwater barrier in 4” aluminum sections.
• Safety grills in all windows.

PAINTING AND POLISHING

• Exterior wall will be weather coat.
• Internal wall will be plastic paint and ceilings in soft colors.
• French polished doorframes and shutters
• Car parking area will be painted with Distemper.
• Balcony  will be painted as per design and company standard.
• Other Grills will be painted with Enamel Paint as per design.
• All kinds of Wooden Works will be polished.
 

CABLE TV/DISH PROVISION:
Provision for connection of satellite dish antenna with multi channel capacity from the commercial cable TV.

WATER & GAS LINE:
• Concealed Water and Gas line.
• Separated Gas Riser will be provided for every apartment.
• Water Reserve Tank is designed to contain enough water (at least for 2 days) to serve the whole building.
• Water Supply Tank on the roof will have the optimum capacity water storage.
• High quality Water Pump.

ROOF TOP:
• Protective parapet wall.
• Protected Common area.
• Drying laundry for the apartment owners.

NOTE:
• Equivalent Item(s) will be supplied in case of non-availability or shortage of supply of that Item(s).
• For any kind of extra work (not stated in the specification) requires the approval from the company.
• The payment of extra work must be paid in advance. If advance payment is not made within 15 days after receiving the information, company will execute the work as per specification.
• No outside Engineers/Technicians/ Workers will be allowed to work in the project before handover the project.

• Exterior wall thickness will be 10”/5” and internal wall thickness will be 5”.
(Air condition provision in all bedrooms, living rooms and dining room)
 

RESERVATION:
Application for reservation of apartment in TIMES MAPLE shall be made on the prescribe application form duly signed by the applicant with earnest money. Allotment will be made on first come first serve based.

ALLOTMENT
After receipt of the application & booking money TIMES DEVELOPERS LTD will issue an allotment latter & payment schedule. The applicant/allotter shall then start making payment as per the payment schedule.

PAYMENTS
All payments of booking money, installments, additional works & others charges shall be made by cross cheque, Bank draft pay order in favor of TIMES DEVELOPERS LTD. Against which proper receipts will be issued.
Foreigners & Bangladeshi residing abroad may make payment in foreign exchange by TT or DD as per exchange rate issued by Bangladesh bank as on the date of application and subsequently on the date of installment payment.

SCHEDULE OF PAYMENT
A Deed of Agreement will be executed between the purchaser and the developer under some terms & conditions and Payment Schedule after receiving the Down Payment. The Purchaser must strictly follow the Payment Schedule to ensure the timely completion of the project. Any delay in payment up to 2 installments will make the buyer liable to pay 5% interest per month on the payable amount. If the payment is delayed up to 3 installments, the company will have the right to cancel the allotment and the money will be refunded after adequate money is received against that apartment and by deducting 5 % Taka.

LOAN:
Should the allotter desire housing lone, the company will do all that is possible to help secure the loan.

INCIDENTAL COST:
Connection fees, security deposit & incidental expenses/charges relating to gas, water, sewerage, power and connection are not included in the price of the apartment. The buyer shall reimburse all the expenses incurred by the company on these accounts to the company proportionate to their share.

REGISTRATION COST:
The purchaser will bear all costs regarding to cost of Stamps, Registration Fees, and VAT/TAX and related Legal Fees. The company will make necessary arrangements for such formalities.

POSSESSION HANDOVER:
The possession of the Apartment and the Parking Space will be handed over after completing the project and on receipts of full payment of cost of the apartment and other charges

ALLOTMENT TRANSFER:
Until full payment of all installment & other charges, the buyer shall not have right to transfer the allotment to a third party.

OWNERS COOPERATIVE SOCIETY:
Every client must be a member of Owner Cooperative Society. The Cooperative Society will be formed by the owners of the apartment for the management of common service as well as maintenance.

RIGHTS OF THE COMPANY:
The company reserves the right to accept or reject any application for the allotment. The company has the right to do minor changes in design. But if any major change is required then the company must consult with the purchasers
